Privacy policy

How PropertyInsider.sg collects, uses, discloses and protects personal data, in line with Singapore's Personal Data Protection Act 2012 (PDPA). Written to be read, not skimmed past.

PropertyInsider.sg ("we", "us") is an independent Singapore property research publication. This policy explains what personal data we collect through this website, why we collect it, who we share it with, and the choices you have. It applies to propertyinsider.sg only; our publisher's advisory website, jamusproperty.com, has its own practices.

1. Who is responsible for your data

This website is operated by its publisher, Jamus Lee (the "Publisher"). For the purposes of the PDPA, the Publisher is the organisation responsible for personal data collected through this site. Advisory services referenced on this site are provided by Jamus Lee in his capacity as a licensed real estate salesperson (CEA Reg. No. R065771E) with ERA Realty Network Pte Ltd (CEA Licence No. L3002382K) — see section 4 for what that means for your data.

2. What we collect, and when

We collect personal data only when you choose to give it to us:

We also collect limited technical data automatically when you browse — such as pages viewed, approximate location derived from IP address, browser type and referring page — through standard server logs and any analytics tool we operate. This data is used in aggregate to understand how the site is used; we do not use it to identify individuals.

3. Why we collect it (purposes)

We do not sell personal data. We do not use your data for third-party advertising, and this site does not carry advertising.

4. The advisory form: who your enquiry is shared with

This matters, so it gets its own section. When you submit the "Contact an Advisor" form, you are asking to be contacted about property advisory services. To fulfil that request, your submission — name, contact details, project of interest, timeframe and message — is shared with Jamus Lee (ERA Realty Network Pte Ltd), the Publisher's advisory practice, which will contact you to arrange the consultation. The form requires your explicit consent before submission, and the consultation service is disclosed on every page where the form appears, alongside our editorial policy.

Your enquiry is used to respond to you and to prepare for the consultation you requested. It is not added to the newsletter list unless you subscribe separately, and it is not shared with property developers, other agents, or marketers.

5. Who else we disclose data to

We use a small number of service providers to run the site — such as web hosting, form processing and email delivery providers — who process data on our behalf under confidentiality obligations. Some providers may store data outside Singapore; where they do, we take reasonable steps to ensure a standard of protection comparable to the PDPA, as required by law. We may also disclose data where required by law, regulation or court order.

6. Cookies and analytics

This site uses only the cookies and similar technologies needed to operate the site and, where enabled, a privacy-conscious analytics tool to measure aggregate readership. We do not run advertising or cross-site tracking cookies. Embedded third-party services on some pages — such as the OneMap map tiles on our launch map — may set their own cookies under their own policies. You can control or delete cookies through your browser settings; the research on this site works without them.

Under the PDPA you may request access to the personal data we hold about you, request correction of inaccurate data, and withdraw consent to our continued collection, use or disclosure of your data (which may mean we can no longer provide the relevant service — for example, we cannot send a newsletter to a withdrawn address, which is rather the point). To exercise any of these rights, use the contact form or the contact details below. We will respond within the timeframes the PDPA requires.

9. Security

We take reasonable security arrangements to protect personal data in our possession against unauthorised access, collection, use, disclosure or similar risks — including transport encryption (HTTPS) across the site and access limited to those who need it. No internet transmission is perfectly secure, and we cannot warrant absolute security.

10. Children

This site publishes property research for a general adult audience and is not directed at children. We do not knowingly collect personal data from children.

11. Changes to this policy

When our practices change, we will update this page, revise the "last updated" date above, and — for material changes — note the change here. The version on this page is the operative one.

If you are dissatisfied with our response, you may complain to Singapore's Personal Data Protection Commission at pdpc.gov.sg.
