PropertyInsider.sg is an independent Singapore property research publication. We exist to answer one recurring question with data instead of marketing: what is this launch actually likely to cost, and is it worth it?

Most Singapore property content is written to sell you something. Ours is written to tell you what the data says — including when the data says "not suitable for short-term investors" or "wait for the tender result before forming a view". That difference is the entire premise of this site.

What we publish

Four pillars, one standard. New Launches covers every significant upcoming project with structured key facts, neighbourhood analysis and an explicit verdict. Price Trends turns URA transaction data into charts and indices you can actually interrogate. Research tracks the GLS pipeline — the land tenders where Singapore's future housing supply and pricing are decided years before launch day. And Guides plus Finance explain the machinery — progressive payments, TDSR, stamp duties, mortgage packages — with fully worked numerical examples rather than vague ranges.

What makes us different

We publish estimated launch prices before developers announce them, with the methodology in the open. When a GLS tender closes, the land price becomes public information — and land cost, plus construction and development cost, plus a developer margin, is most of what a launch price is. Our pricing model turns that arithmetic into a published estimate range within days of every award, each one logged and later checkable against the actual price list. No other Singapore property site does this systematically. The current estimates live in the GLS pipeline tracker.

Our data sources

Every figure on this site traces to a named source: the URA Government Land Sales programme and published tender results, URA REALIS transaction data, HDB's published procedures and statistics, IRAS stamp duty schedules, MAS lending rules, CPF Board rules, developer announcements, and press reports where awards have not yet entered official datasets — flagged as such until reconciled. Where a number is our own estimate, we say so and show the model that produced it. Where data has limitations, we disclose them on the page rather than in fine print you will never find.

Our standards

Three commitments hold everything together. Independence: no developer, agency or project marketer has any influence over editorial content, and no page on this site will ever push you toward an agent. The only thing we ask readers for is an email address for research updates. Transparency: every substantive page carries a visible last-updated date, its sources, and an update history logging what changed and when — and the publisher's related commercial interests are disclosed in full in our editorial policy, the single place that disclosure lives. Accountability: when we get something wrong, we correct the page and log the correction. Spotted an error? Tell us — corrections make the dataset better for everyone.
