PropertyInsider.sg is an independent Singapore property research publication operated by its publisher, Jamus Lee (the “Publisher”, “we”, “us”). These terms govern your use of this website. By using the site you accept them. If you do not accept them, please do not use the site. They sit alongside our privacy policy and our editorial policy, which are part of these terms.
1. What this site is, and what it is not
This site publishes research: new launch analysis, land tender records, launch price estimates, matched resale outcomes, school proximity data and buyer education. It is published for general information and education.
Nothing on this site is financial, investment, legal, tax or property advice, and nothing on it is an offer or invitation to buy or sell any property. We do not know your circumstances, and no page here is written for them. We do not adjudicate eligibility — whether you qualify for a flat, a grant, a loan or a scheme is a question for HDB, CPF, your bank and your own professional advisers, not for us. Before acting on anything you read here, verify it against the primary source and take advice suited to your situation.
Advisory services are offered separately by the Publisher in his capacity as a licensed real estate salesperson (CEA Reg. No. R065771E, ERA Realty Network Pte Ltd, CEA Licence No. L3002382K). That relationship, and the Publisher’s commercial interests in parts of the market this site also covers, are disclosed in the editorial policy. Using this site does not create an agency, advisory or client relationship with the Publisher; that arises only under a separate written engagement.
2. Our data is a proprietary compilation
Much of what this site publishes is not a republication of someone else’s dataset. It is our own compilation: records gathered from primary sources, cleaned, matched, checked and structured into something that did not previously exist in that form. The matched-exit dataset is the clearest example — a purchase caveat and a sale caveat are public records, but pairing them unit by unit into 149,329 identified exits, and computing a return and a profitable share for each cut of them, is our work.
The same applies to our launch price estimates and the cost stacks behind them, our breakeven register, our land cost analysis, our amenity and school proximity datasets, and the aggregations that power the maps, tables and calculators across the site.
Underlying facts and figures published by government agencies remain theirs and are free for anyone to obtain from the source. What we claim is our compilation: the selection, matching, verification, arrangement and presentation of that material, together with all editorial text, analysis, methodology, charts, code, page design, the PropertyInsider.sg name, logo and owl mascot. These are protected by copyright and other intellectual property rights and, where the work is a compilation, by the rights that attach to that compilation. All rights are reserved.
3. What you may do
You are welcome to read this site, and to use it in the ordinary way a reader does. Specifically, you may:
- Read, browse and print pages for your own personal, non-commercial use, including in the course of your own property decision.
- Quote a short extract — a sentence or a specific figure — in an article, post, report or presentation, provided you attribute it to PropertyInsider.sg and link to the page it came from.
- Link to any page on this site. You do not need our permission to link, and we would rather you linked than copied.
- Cite our research as a source. We publish so that we are cited, including by AI assistants and search engines, and our robots.txt welcomes those crawlers explicitly.
4. What you may not do without our written permission
You may not, without prior written permission from the Publisher:
- Reproduce our datasets. Copy, extract, download, scrape, harvest or otherwise systematically collect the data files behind this site, or any substantial part of a dataset, table or aggregation we publish. Our raw data files are not published for download; they are disallowed in robots.txt and served with a
noindexheader, and that is a deliberate statement of their status, not an oversight. - Republish our work. Reproduce, redistribute, syndicate, mirror or repost our articles, analysis, charts, tables, methodology or images, in whole or in substantial part, on any other website, platform, publication or marketing material.
- Rebuild what we built. Use our compiled data to construct a competing dataset, index, tracker, map, calculator or product, whether or not our name is attached to the result.
- Train on it commercially. Use our content or datasets to train, fine-tune or evaluate a commercial machine learning model. Crawling for search and assistant citation — where our work is quoted, attributed and linked — is welcome and is a different thing.
- Strip the working. Reuse a figure of ours while removing the denominator, sample size, date or caveat published with it. Every median on this site is published with the share of exits that made money beside it, and every estimate with the cost stack behind it. A number of ours quoted without them is a misrepresentation of our research.
- Overload or interfere. Use automated tools in a way that burdens our infrastructure, circumvent any technical restriction, or attempt to gain unauthorised access to any part of the site or its systems.
- Misattribute. Present our research as your own, or imply that we endorse you, your firm, your listing or your development.
If you would like to use our data or research beyond what section 3 permits — for a report, a licensing arrangement, an academic study or a media piece — ask. We answer these requests, and we grant many of them. Use the contact form.
5. Accuracy, estimates and the limits of what we publish
We research from primary sources and we show our working, but we do not warrant that everything on this site is accurate, complete or current. Property data moves, and some of it moves before we do.
Several specific limits are worth naming, because they apply across the site:
- Estimates are estimates. Launch price estimates, breakevens and cost stacks are our modelled figures, tagged (est.), not prices any developer has set or committed to. Actual launch prices routinely differ.
- Transaction data lags. URA caveat records are released with a delay, so any analysis reflects what was available when it was written. We date every page for that reason.
- Past outcomes do not predict future ones. A resale return recorded on a completed sale describes what happened to those sellers. It is not a forecast, and owners sitting on a paper loss can decline to sell, so the loss rate among all purchases is likely higher than the rate recorded on completed sales.
- Distances are straight-line. School and amenity distances are straight-line estimates from a single representative coordinate, not the official MOE home-school distance and not a routed journey. Verify school distances with the OneMap School Query.
- Third-party material. Artist impressions, floor plans and specifications originate with developers and are indicative only. Maps and tiles are supplied by third parties under their own terms.
Where we get something wrong, we correct it, and material corrections are logged — see the editorial policy. If you have spotted an error, please tell us through the contact form; corrections from readers are one of the ways this site stays accurate.
6. Links to other sites
We link out to primary sources, government agencies and, where relevant, project websites. We do not control those sites and are not responsible for their content, accuracy or practices. A link is a reference, not a recommendation or an endorsement. Some outbound links are to sites operated by the Publisher; those are disclosed as such under our editorial policy.
7. Availability
We provide this site on an “as is” and “as available” basis. We do not guarantee uninterrupted access, and we may change, suspend, restrict or withdraw any part of the site, including any dataset, tool or page, at any time and without notice.
8. Limitation of liability
To the fullest extent permitted by Singapore law, we exclude all warranties, express or implied, in relation to this site and its content, and we are not liable for any loss or damage — including any lost profit, lost opportunity, or any indirect or consequential loss — arising from your use of, or reliance on, this site. Property decisions are large, and they are yours. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud or for death or personal injury caused by negligence.
9. Your submissions
If you send us a correction, question, enquiry or other material through a form on this site, you confirm that you are entitled to send it and you grant us permission to use it for the purpose you sent it for — for example, to investigate and publish a correction, or to respond to your enquiry. Personal data in your submission is handled under our privacy policy. Please do not send us confidential information through these forms.
10. Enforcement
If you use this site in breach of these terms, we may withdraw your access, block automated access from your systems, and pursue any remedy available to us in law. We would generally rather write to you first, and usually do.
11. Changes to these terms
We may update these terms as the site changes. When we do, we will revise the “last updated” date above. The version published on this page is the operative one, and continuing to use the site after a change means you accept it.
12. Governing law
These terms are governed by the laws of Singapore, and the courts of Singapore have exclusive jurisdiction over any dispute arising from them or from your use of this site.
