Lucerne Grand is CDL's 570-unit condo beside Lakeside MRT in Jurong West. Bookings opened on 3 October 2026. By 5 October the developer's list showed 349 units sold (61.2%) and 221 left, at a launch-weekend average of $2,480 psf. Our short answer: the place drew the crowd, and the price closed the sale. CDL priced the project at a lower multiple of its land cost than most recent OCR launches.

How many Lucerne Grand units have been sold?
349 of 570, or 61.2%, on the developer's availability list of 5 October 2026. CDL's own count at 6pm on 4 October was 350, or 61.4%. The one-unit gap is normal in the days after a launch, when bookings are confirmed or released.
CDL said 93% of launch-weekend buyers were Singaporeans and the rest permanent residents. About 4,000 people visited during the preview weekend from 18 September. Agency heads quoted by EdgeProp described the buyers as mainly owner-occupiers from the west, with HDB upgraders among them.

The per-type counts on the list do not add up exactly to CDL's weekend figures. The list has four more two-bedders open than CDL's count implies, and two fewer three-bedders. We report both as published.
Was the Lucerne Grand land cheap?
For its location, yes. CDL paid $608 million, or $1,132 psf ppr, when the tender closed on 3 June 2025. We checked the sum: the site allows 49,895 sq m of floor space, which is 537,068 sq ft, and $608 million divided by that is $1,132.
Six developers bid. The lowest offer was $909 psf ppr and the second-highest $1,025, so CDL paid a 10.4% premium to win. Even so, OCR land sold later has been bid higher. New Upper Changi Road went for $1,537 psf ppr in September 2026, which makes Lakeside Drive 26% cheaper. Hougang Central sold for $1,179 in December 2025.

The last column is the useful one. Most recent OCR launches sold at about 2.5 times their land price. Lucerne Grand sold at 2.19 times. A buyer here paid less above the land than buyers at Pinery Residences or Lentor Gardens Residences did.
Did Lucerne Grand launch at the price we expected?
No. It came in a little lower. We estimate a breakeven of $2,182 psf ppr for this project, which adds land, construction, financing, fees and marketing. We then apply a 15% to 30% margin, which gave a pre-launch estimate of $2,510 to $2,840 psf. That estimate was not developer-confirmed.
The $2,480 average is 1.14 times our breakeven, just under the bottom of that range. Part of any margin is not profit; it covers the gap between the floor area a developer pays for and the floor area it can sell. Either way, CDL kept its margin thin. Prices on the remaining stock now run from $2,270 to $2,650 psf, with a median of $2,473 psf. Height is cheap here. In stack 11, the 17th floor lists $84,000 above the 3rd floor, about $6,000 a floor, or 5% over fourteen storeys.
Which primary schools are near Lucerne Grand?
Four primary schools are within 1km radius of the development, on our straight-line estimates from OneMap coordinates. MOE measures distance its own way, so check your unit's address on MOE SchoolFinder.

Rulang is the draw. Huttons Asia's Mark Yip named it as one reason buyers came. But living within 1km only gets a child into Rulang's ballot. In 2025, 85 citizen children from within 1km balloted for 40 places, so fewer than half got in. Shuqun was kinder, at 54 for 41. What is within walking distance of Lucerne Grand?
The MRT station is the main thing. Lakeside (EW26) is about 150m away, and CDL says the project will link to it directly. Jurong East, an interchange with the North-South Line, is two stops east. Walking times below use our standard model of 80m a minute with a 20% allowance for real routes, so treat them as estimates.

The park distance understates how close the water is. Our park figure points to the middle of Lakeside Garden; the lakefront itself is a short walk away. CDL also plans a supermarket, shops and food outlets on the project's ground floor.
Further out, the new Science Centre next to Chinese Garden MRT is targeted to open around end-2027. The Jurong Region Line is set to open in stages from around mid-2028, and the Cross Island Line is targeted to reach Jurong Lake District in 2032. None of these is needed for Lucerne Grand to work. Its station already runs.
What do condos near Jurong Lake resell for?
Lucerne Grand will likely command a premium over every condo around it. The table covers six projects within 700m, using resales where we know both the buying and selling price.

Lake Grande is the closest match. It was the last new launch here, in 2016, and is the newest completed condo. Its median of $1,902 psf puts Lucerne Grand's $2,480 about 30% higher. Lake Grande's floor areas were counted the older way, including air-con ledges, so the gap on today's basis is a little narrower.
Here is the good news. Lake Grande, Lakeville and The Lakefront Residences made money for 688 of 691 recorded sellers. The warning sits at Parc Vista, where 307 of 780 resales lost money as the lease aged. A 2025 lease is the main thing the extra 30% buys.
Rent is modest. Lake Grande's lodged rents average $5.12 psf a month across 2,064 contracts. At $2,480 psf that is a gross yield of about 2.5% (est.) before costs. Those averages cover the full rental history, so today's rents run higher, but this is still an own-stay buy first.
Plus points for Lucerne Grand
- Priced close to its land. 2.19 times the land rate, against about 2.5 times for most recent OCR launches.
- A station that already runs. Lakeside MRT is about 150m away on the East-West Line.
- Four primary schools within 1km. Two balloted in 2025 and 2026; two had spare places.
- An area that has paid owners back. All 189 recorded Lake Grande resales made money.
- The first new launch here in ten years. No large competing launch sits next door.
Minus points for Lucerne Grand
- A large premium over resale. About 30% above Lake Grande. Buyers may opt for a comparable resale instead.
- Low rental yield. About 2% to 2.5% gross at entry (est.).
- Leftover stock is lopsided. 52 of the 221 units left are 710 sq ft two-bedroom + study units, and 29 are 1,432 sq ft four-bedders. These formats may need discounts later.
- Upfront cash for upgraders. The cheapest unit at $1,503,000 needs about $420,500 in cash and CPF for the down payment and Buyer's Stamp Duty. EdgeProp reported 2026 median four-room HDB prices of $620,000 to $680,000 in Jurong East and Bukit Batok.

So what should you do with this?
- If you want a two-bedder, act on the facing and floor you like now; only 16 standard 624 sq ft units remain.
- If Rulang is the goal, plan for a ballot you may lose, and check Lakeside or Boon Lay Garden as backups.
- Get a bank's in-principle approval and run the stamp duty and progressive payment calculators on the exact unit before booking.

How we checked this
Sales figures come from two places. CDL's launch-weekend count, average price and buyer profile were reported by EdgeProp on 4 October 2026. The 5 October count and every list price come from the developer's availability list and its 4 October price list, which we matched unit by unit. We reproduced the land rate ourselves from the bid and the permitted floor area.
Resale figures use only resales where we know both prices, so losses count as well as gains. Distances are straight lines from OneMap coordinates, not MOE's measure. Our breakeven comes from the PropertyInsider.sg cost model.
